Patio Door Repair in Troy

Troy Windows passes patio door repair and sliding glass door repair requests to one independent local installer. The usual jobs are worn rollers, bent or corroded tracks, broken handles and locks, fogged or cracked glass panels, torn screen doors and hinged doors that have sagged out of square. Most of them are fixed with the door left in the opening, and HomeGuide's national average for a sliding door repair is about $500.

Sliding Door Roller Replacement

If the door grinds or you have to throw your shoulder into it, worn rollers are the usual cause. The panel comes out of the frame, the old roller assemblies come out of the bottom rail, and new ones go in and get adjusted for height so the panel runs level and meets the lock. HomeGuide puts the job at $75 to $250 nationally and 30 minutes to an hour of work.

Before you call, vacuum the track and look at it with a flashlight. Often the "bad rollers" turn out to be sand, dog hair and a pebble. If it still drags on a clean track, the rollers are done.

Patio Door Track Repair

Rollers ride on a rail at the sill. A bent, warped or corroded rail will chew up new rollers, so fixing the track comes first. A rail with a small dent can be realigned ($80 to $200 in HomeGuide's figures). One that's flattened or corroded through gets a replacement cap or track, at $200 to $450. Slush sitting in a sill track all winter does it no favors, so keep it clear.

Patio Door Handles and Locks

A handle that spins or a latch that won't catch is a small part with a big effect, because a sliding door that won't lock is an open door. HomeGuide lists handles at $50 to $200 and locks at $50 to $300. Locks fail from wear and corrosion, but also from misalignment: a panel that has dropped on tired rollers no longer lines up with its keeper. Adjust the rollers first and the lock often starts working again.

Glass Replacement in Patio Doors

Cracked glass, or fog between the panes of a sealed unit, means new glass. The panel comes out, the old unit is removed from the sash and a new one is ordered to size, at about $300 to $1,200 or more per panel nationally and two to three hours of work. The new pane has to carry the safety rating patio doors need, with a permanent mark that stays visible once it's in, so check for it before the installer leaves (tempered glass windows explains the marks).

If the frame of one panel is damaged too, a whole new sliding panel is an option at $450 to $700. It has to be the same size and from the same manufacturer as the door. Fog in ordinary windows is covered on our foggy window repair page.

Patio Door Screen Repair

Torn mesh, a bent frame or screen rollers that have seized are all repairable. HomeGuide's national average for a screen door repair is $75 to $200. A rescreen with pet-resistant mesh is worth it if you have a dog that paws at the door. If the screen door is missing or beyond saving, a new one is part of patio door replacement.

Hinged Patio Door Adjustment

Hinged and French patio doors fail differently. The hinges sag, the panel drops at the latch side, and the door starts rubbing the head or won't latch. HomeGuide calls sagging hinges one of the most common door problems. Its national figures put a hinge repair at $50 to $150 and a sticking door adjustment at $75 to $200. French door repair as a whole runs $150 to $400. A worn bottom sweep or weatherstrip can be replaced at the same visit ($60 to $250 for sliders). For hinged door types, see French patio doors.

Repair or Replace a Patio Door?

  • Repair it

when the frame is straight and dry and the problem is a part: rollers, a track cap, a lock, a screen, a sealed unit.
  • Replace it

when the frame is warped or rotted, the door is single-pane, or the repair bill passes half the cost of a new door. HomeGuide puts a new sliding glass door at $1,200 to $4,000 or more nationally.
  • Older houses

The median Troy home was built in 1978, so a doorwall that has never been replaced could be close to 50 years old. A single-pane door that has needed rollers twice is usually better replaced than repaired a third time. See patio door replacement.
  • Maintenance

HomeGuide's advice is to clean the track monthly, lubricate the rollers every few months and check the weatherstrip twice a year.
